Manhattan Beach homeowners are sitting on more valuable real estate than ever. The city's total assessed property value jumped 5.3% to $29.07 billion for 2026, adding $1.46 billion in a single year, according to The MB News, reporting data from the Los Angeles County Assessor's Office.

The growth outpaced the countywide average of 4.42%.

The assessment roll, which reflects property values as of Jan. 1, 2026, covers 12,933 parcels in Manhattan Beach: 11,175 single-family homes, 1,274 apartment properties and 484 commercial or industrial parcels. The median home price in the city reached $3.5 million as of July 31, according to The MB News, citing Manhattan Beach Confidential sales data. That figure is up from $3.35 million at the end of March and a record year-end price of $3.325 million in 2025.

The city said Aug. 19 that the continued growth reflects a resilient local real estate market and ongoing economic strength.

What it means for tax revenue

Property taxes are calculated from the assessment roll, and the numbers feed directly into city and school district budgets. Countywide, the 2026 roll will generate more than $27 billion in property tax revenue for schools, public safety, healthcare, libraries and parks, according to LA County Assessor Jeff Prang. How much of that flows specifically to Manhattan Beach city coffers and the Manhattan Beach Unified School District was not detailed in the assessor's report.

Prang noted the results came despite the January 2025 wildfires, which he called a challenge to the assessment year. The countywide roll hit a record $2.272 trillion in net taxable value, a $96 billion increase that beat Prang's own May forecast of 3.9% growth.

"Not only did we maintain value growth, we exceeded our May forecast of 3.9 percent, finishing the year at 4.42 percent," Prang said in a statement released with the 2026 roll.

Home prices up sharply since 2024

Manhattan Beach Confidential, which tracks MLS sales data, shows the local median rose 10% through 2025 after an 8% gain in 2024, rebounding from a 10.7% drop in 2023. The countywide median home price climbed to $982,000 for 2026, up from $950,000 in 2025.

The 2026 assessment roll marks the 16th consecutive year of countywide growth.
